2011: Get Ready for Fall Foliage Season in Ohio

It looks like Mother Nature is going to cooporate for another spectacular fall foliage season.

Fall Foliage DogAccording to Ohio’s Department of Natural Resources (ODNR), so far this year, the weather has been favorable for quality fall color. Despite somewhat irregular rain showers in the summer months, many trees seem to have recovered from the 2010 drought with our very wet spring of 2011.

A few trees still showing signs of stress might experience early color and leaf drop, but the trees that are in good health should be right on schedule for great October color. Peak fall color should be early October for the northern third of Ohio; central Ohio in mid-October; and the southern third of Ohio should peak in late October.

Procedural Delays – Ohio Foreclosure Filings Plummet

Ohio foreclosure filings plunge 30 percent from second half of 2010. Ohio foreclosure rate still nation’s 12th highest at midyear.

Ohio Foreclosure DeclineForeclosure filings, e.g. default notices, scheduled auctions and bank repossessions, were reported on 44,419 Ohio properties during the first six months of 2011, a 30 percent drop from the second half of 2010 and almost 26 percent below the level reported for the first half of last year, according to the Midyear 2011 Foreclosure Market Report just released by RealtyTrac®. Ohio had the 12th highest foreclosure rate nationally, reporting 0.87 percent of its housing units received a foreclosure filing during the six-month period.

Ohio Negative Equity Lowest In Nation

CoreLogic: The number  of mortgage borrowers underwater on value of their home decreased slightly during the first quarter of 2011.

Underwater homeCoreLogic  released recent negative equity data showing that 10.9 million, or 22.7 percent, of all residential properties with a mortgage were in negative equity at the end of the first quarter of 2011, down slightly from 11.1 million, or 23.1 percent, in the fourth quarter. An additional 2.4 million borrowers had less than five percent equity, referred to as near-negative equity, in the first quarter. Together, negative equity and near-negative equity mortgages accounted for 27.7 percent of all residential properties with a mortgage nationwide. In the fourth quarter, these two categories stood at 27.9 percent.

Ohio Leads Nation in Foreclosure Discounts

Foreclosure doscounts in Ohio average 41 percent.

RealtyTrac® recently released its Q1 2011 U.S. Foreclosure Sales Report™, which shows that sales of bank-owned homes and those in some stage of foreclosure accounted for 28 percent of all U.S. residential sales in the first quarter of 2011, up slightly from 27 percent of all sales in the fourth quarter of 2010 and the highest percentage of sales since the first quarter of 2010, when 29 percent of all sales were foreclosure sales.

The average sales price of foreclosure properties was nearly 27 percent below the average sales price of properties not in foreclosure, unchanged from the 27 percent foreclosure discount in the fourth quarter and up slightly from the 26 percent foreclosure discount in the first quarter of 2010.
